Emailing Documents
We understand that the production of documents and sending them to the relevant party is a key part of any agency and can often be a time consuming process. As a result we’ve spent the last few weeks building the ability to attach documents to emails as PDFs, and send them from within Jupix.

We have released this to a select few beta users for feedback and will be releasing it to all Jupix accounts in two weeks time. Watch this space…

Refunding Agency Fees
It is now possible to issue refunds to landlords and tenants. The refund will be drawn down from agency fees that have not yet been paid over to your business account. This feature is only available in the ledger system.
 
 

But Wait, There’s More…
Aside from the above we have made lots of other smaller changes since our last release; from bug fixes to improving existing functionality. There are too many to list them all here so we’ve picked a handful:

• The speed at which applicant lists take to generate has been improved dramatically. The layout has also been changed to accomodate more on a page.
• Producing post mailouts to large numbers of applicants is now much more reliable and takes less time.
• The names of the attending applicant(s) are now displayed on viewing confirmation emails to the property owner when the viewing is unaccompanied.
• When choosing which items to print from the ‘Print Tray’, we’ve added the ability to quickly select all documents at once. Useful if you only want to print 1 out of 100 items for example.
• Upon creating an application you can now see the applicant’s requirements and edit them if necessary.
• The header on property records has now been tidied up should the property have a long address and you are viewing Jupix on a large screen.
• We have resolved a problem with tags relating to rent amounts not getting merged correctly in documents.
• You can now choose the contractor of a maintenance job prior to the job being approved.
• When photos are deleted from a property we send a full refresh of media to the portals to ensure the media is always up-to-date.
• We’ve removed the ability to delete any property or contact that has any ledger entries assigned. To preserve data integrity we recommend that you archive the record instead. This feature is only available in the ledger system.

Over hundred updates have been made across the whole of Jupix, from small usability enhancements to larger improvements including new comparable builder tools, a diary upgrade, support for multiple email addresses, the ability to add standard paragraphs to full descriptions, and lots more.

Specify your own match prices per applicant
We have improved the way matching works for residential sales applicants. The system by default will still match in the same way as it did before but you can now control the maximum and minimum match price on a per applicant basis. This is especially useful for those applicants with special requirements.

Keep track of deposits paid to the DPS
Jupix now helps you keep track of all deposits paid to the Deposit Protection Service. This helps you ensure that any deposit monies that pass through your business are always fully accounted for.

Improved bank account reconciliation
We have made some improvements to the bank account reconciliation screen, including a new history screen to make it easier to view items reconciled in the past.

E-mail landlord statements, invoices and receipts
It's now possible to send statements, invoices and receipts directly from the landlord and tenant ledgers on the tenancy record.

Print a preview of your landlord statements
We have added a print preview link to the Generate Landlord Statements screen allowing statements to be printed out and validated by hand before it is created in Jupix.

Letting better all the time
As well as making lots of big improvements to lettings we also know that sometimes it's the little things that make the biggest difference.

Our development team have been working very hard over the past few months to improve and consolidate our Property Management & Accounting modules.  This work included the implementation of more robust client cash accounting features, as well as integrated tenant referencing and detailed reporting.

As a result of our latest upgrade we now feel that we have an industry leading product for Property Management and Accounting.  Efforts will continue over the forthcoming weeks and months to further enhance the software.  As always, your feedback is welcome.

Get the information you need from new Jupix reports

We have introduced new reports to help you monitor performance across your estate agency and identify new leads and sales opportunities. Tools include Agency Performance Reports, User Performance Reports, Sales Trends, Applicant Registration Trends, Demand Reports and Property Stock Reports. Also drill down into the agency and user performance reports to see in detail what has occurred in that month.

Multi-Listing Support Added to Jupix

If you currently take part in, or are thinking about partaking in, a multi-listing scheme you’ll be interested to know that Jupix has been updated to support the tracking of sales where another agent’s applicant or property is involved.

Manage Users and Edit Brochure Templates

We’ve given you even more control over your own Jupix account with improvements having been made to the Administration area. These updates include staff management and the ability to add and edit your own brochure templates.

Earn commission from your suppliers

It is now possible to deduct commission from supplier invoices. Agree a commission rate with your preferred suppliers and Jupix will automatically deduct it as an agency fee when you pay them for completed work.

Choose which supplier invoices to pay

When you pay suppliers you can now individually select which invoices you want to pay. This is useful for postponing payments for work in dispute or simply to avoid making part payments when you don’t have sufficient funds to pay the invoice in full.

Receipt rents, view arrears and handle early payments

You can now process your daily rent receipts in one place. The new “Receipt Rents” screen shows all rents due, any rent arrears and you can even look into the future and easily receipt rents that have not yet been demanded automatically.

Create a deposit return statement for your tenants

When a tenancy ends you can now create a final statement of account for the tenants. Once you have returned the deposit a new link will appear to “Print Return Deposit Statement”.

Upload your bank statement into Jupix

We’ve added a brand new feature that allows you to upload your bank statement into Jupix to help with the reconciliation process. This is ready for user testing and feedback so we’re looking for MORE volunteers to give it a go and let us know what they think. Please contact support@jupix.co.uk if you’d like to help!

Little Things, Big Improvements

It’s not all about the big, bold new features. We constantly review your feedback and use it to improve even the smallest areas of the system. We know that, sometimes, it’s the little things that can have the biggest impact on your day-to-day working routine.

Alex Blundell joins us as a Website Designer having previously worked at various IT companies and more recently as a freelance creative designer with his own trading name of Pixel Horizon.  Alex has spent over 8 years in the technology industry, where he gained experience in technical support and infrastructure solutions.  With a keen eye for design and the capability to produce beautiful looking websites, we have hired Alex to work with Adam to further improve our Creative Services capability.

Alex will be spending the next few weeks learning about the various website add-ons we have, and helping maintain the 350 websites we have under management.  During September and October he will be undertaking a combination of internal and client facing projects.  So if you are interested in seeing some of the work that Alex has done before, or want to talk to us about what we can do to help you enhance your online presence please feel free to contact either Alex or Adam.

The Jupix team is now made up of fifteen exceptional people.  We’ll be announcing our Head of Client Services appointment in October, and we’re currently on the lookout for an office based Support Analyst with Residential Lettings and Property Management experience.  If you know anyone that is at the top of their game and can work in Brackley, please let us know!

This upgrade includes being able to complete appraisal background questions at the time of the appraisal being entered into Jupix which forms part of our ‘best practice’ revision coming soon to help our subscribers win more instructions.

We have also made an update to how archived media is handled by storing it in the Amazon Cloud allowing Jupix to scale for the future.  By storing our customer data in multiple locations we ensure that it is backed up and available all year round.
